Kupuri, Porta Fortuna and TAU in more detail
Kupuri is the beachfront enclave on the north side of the peninsula, built around wide estate lots, custom architecture and a sweep of sand fronting the Pacific. Whales pass through the bay in winter, often visible from the terraces. It suits groups that want space, privacy and the grandest beach club on the coast.
Porta Fortuna is nine private ocean residences on the point side, most of them three-bedroom casitas, with the Sufi Ocean Club on the water. It is one of the most livable ways into true oceanfront Punta Mita, because the homes are a size a family or two couples can actually use.
TAU Residences is 42 units at the southern tip of the peninsula, 3 to 4 bedrooms and 3,305 to 6,049 square feet each, with an infinity pool and a private beach club. Some units are directly oceanfront and others catch bay, golf course and mountain views, so ask which side a unit sits on.
Beach clubs: ask which one comes with the villa
Punta Mita is really a collection of beach clubs, and which ones you can use depends on the community and the Club Punta Mita membership tier that comes with the home. Kupuri Beach Club is the grandest, a multi-level club with pools, dining and full service. The Residents' Beach Club is quieter and family-paced. Pacifico Beach Club sits by the golf and the point, and the Sufi Ocean Club anchors Porta Fortuna on the oceanfront.
A villa does not automatically unlock every club, so the single most useful question is which club your villa includes. That one detail shapes a whole week.
When to go
The dry months from November to April offer the most reliable weather for swimming, snorkeling and boat days. Humpback whales are in Banderas Bay from roughly early December to late March, and last season ran from December 8 to March 23. Summer brings warmer water, around 28 degrees Celsius, along with rain and bigger swell, and September and October are the main risk months for storms.
Holiday weeks and the winter season are the busiest on the peninsula, so ask early about availability for your dates.
