How to read a view
Ask which direction a villa faces, how high it sits, and whether the view is of open water, a bay or the golf course. A hillside villa often has the widest view and the most privacy but sits a short ride from the sand. A beachfront villa has the sea at the door but less elevation.
Whales pass through the bay in winter, and a terrace facing the bay is a good place to see them.
What else to check
- Orientation of the main terrace and the pool.
- Distance to the beach or beach club, and how guests get there.
- Whether the view is shared with neighboring homes.
- Noise from the road or golf course.
What the view really depends on
A villa's view depends on its height, its orientation and what sits in front of it. Kupuri and Porta Fortuna face the Pacific directly. TAU Residences sits at the southern tip, where a unit catches mountain, golf course or bay views depending on which side it is on. Hacienda de Mita sits near the golf course rather than directly on the beach, and La Punta Estates is chosen for scale.
Hillside and golf side villas often have the widest outlooks and the most privacy, with the beach a short golf cart ride away. Beachfront villas have the sea at the door but less elevation.
Questions to ask about any view
- Which direction does the main terrace face, and does the pool face the same way?
- Is the view of open water, the bay, the golf course or the mountains?
- Will future construction affect it? Several resort projects are underway on the peninsula, so where a villa sits relative to them is a fair question.
- How far is the beach, and is there a beach club that comes with the villa?
Beach clubs: ask which one comes with the villa
Punta Mita is really a collection of beach clubs, and which ones you can use depends on the community and the Club Punta Mita membership tier that comes with the home. Kupuri Beach Club is the grandest, a multi-level club with pools, dining and full service. The Residents' Beach Club is quieter and family-paced. Pacifico Beach Club sits by the golf and the point, and the Sufi Ocean Club anchors Porta Fortuna on the oceanfront.
A villa does not automatically unlock every club, so the single most useful question is which club your villa includes. That one detail shapes a whole week.
When to go
The dry months from November to April offer the most reliable weather for swimming, snorkeling and boat days. Humpback whales are in Banderas Bay from roughly early December to late March, and last season ran from December 8 to March 23. Summer brings warmer water, around 28 degrees Celsius, along with rain and bigger swell, and September and October are the main risk months for storms.
Holiday weeks and the winter season are the busiest on the peninsula, so ask early about availability for your dates.
How Costa works
Costa is a free local guide to a curated collection of homes it knows in person. You tell us your dates, group size and must-haves, we match the current collection, and we confirm every detail directly with the property before anything is booked. Payment stays between you and the property, and Costa does not quote prices.
Who this is not for
If you need the sand within a few steps, choose beachfront instead of ocean view. If privacy and the view matter most, a hillside or golf side villa is often the answer.
Tell Costa your dates, group size and must-haves in the chat, and we will send the current collection that fits.
Questions people ask
What are the top-rated private villas with ocean views in Punta Mita?
Costa does not rank villas. The strongest ocean views are in Kupuri and Porta Fortuna, with bay, golf and mountain views at TAU Residences. Tell Costa your dates and we match the current collection.
Which development has the best ocean views?
Kupuri and Porta Fortuna face the Pacific. TAU offers bay, golf and mountain views depending on the unit.
Are ocean-view villas closer to the beach?
Not always. Some are a short cart ride from the sand.
Can I see whales from a villa?
In winter whales pass through the bay and can often be seen from terraces, notably in Kupuri.
What is the difference between ocean view and oceanfront?
Oceanfront sits on the water. Ocean view only means you can see it.
How do I choose a view?
Decide whether you want sunsets, the bay, the golf course or the sea at your door, then ask Costa.
Which Punta Mita villas have views of the golf course?
Hacienda de Mita, Las Palmas and some TAU Residences units sit by the golf. Ask which side faces the course.
Will construction affect my view?
Several resort projects are underway on the peninsula. Ask Costa how a specific villa sits relative to them.
Is an ocean-view villa more private than beachfront?
Often yes, because hillside and golf side homes are farther from public sand.
