The communities, one by one

Kupuri is the beachfront enclave on the north side of the peninsula, with wide estate lots, custom architecture and the grandest beach club on the coast. La Punta Estates is where Punta Mita goes big, with estate-scale villas, several with nine or more bedrooms, built to host a full extended family. Ranchos Estates is made up of standalone villas, most with three bedrooms and room for six guests. Las Palmas is entirely standalone villas, no condos, and some sit next to the golf.

Porta Fortuna is nine private ocean residences on the point, almost all three-bedroom. TAU Residences is 42 units at the southern tip, 3,305 to 6,049 square feet, with an infinity pool and private beach club. Hacienda de Mita mixes condos and a handful of larger villas near the golf course, and it is the one community with a direct walk into the village.

Beach clubs: ask which one comes with the villa

Punta Mita is really a collection of beach clubs, and which ones you can use depends on the community and the Club Punta Mita membership tier that comes with the home. Kupuri Beach Club is the grandest, a multi-level club with pools, dining and full service. The Residents' Beach Club is quieter and family-paced. Pacifico Beach Club sits by the golf and the point, and the Sufi Ocean Club anchors Porta Fortuna on the oceanfront.

A villa does not automatically unlock every club, so the single most useful question is which club your villa includes. That one detail shapes a whole week.

Chef, staff and the rest of the week

Most villas here can arrange a private chef for one dinner, a few nights or the whole stay, and many include housekeeping. When to go

The dry months from November to April offer the most reliable weather for swimming, snorkeling and boat days. Summer brings warmer water, around 28 degrees Celsius, along with rain and bigger swell, and September and October are the main risk months for storms.

Holiday weeks and the winter season are the busiest on the peninsula, so ask early about availability for your dates.
