What's New in Punta Mita: Openings, Timelines and What Is Open Now

Punta Mita is in the middle of its biggest wave of hotel news in years. Some of it is open, some of it is a construction site with a date attached. Here is which is which, as of October 2026.

Still under construction

Montage Punta Mita. Montage International, with developer DINE and LCA Capital, broke ground in March 2025 and gave 2027 as the target. The plan is 145 guestrooms plus branded residences, with Spa Montage, a farm-to-table restaurant concept, a Compass Sports center for pickleball and tennis, a children's program, and access to the peninsula's golf and beach clubs. I found no report that it has opened.

Pendry Punta Mita. This is the one where the dates disagree. The March 2025 groundbreaking release said 2027, while Pendry's own page now gives 2028. The plan is 125 guestrooms, Spa Pendry, six dining concepts, a resort pool and a children's program, in a setting near a surf break. If your trip depends on it being open, treat 2028 as the safer assumption.

Omni Pontoque Resort. Omni's first luxury resort in Mexico. Its groundbreaking release in September 2024 described 244 rooms and suites plus two four-bedroom villas, three restaurant concepts, a 14-room spa, adult and family pools, a kids club and a large event space, with an early 2027 opening. The release places it at Punta de Mita. I could not confirm a current opening date, so check before you plan around it.

Open now, and worth knowing about

Rosewood Mandarina opened in spring 2025 up the coast, and Mandarina's nine-hole Greg Norman short course opened that March. It has its own page: Rosewood Mandarina.

Rubra, chef Daniela Soto-Innes's restaurant inside W Punta de Mita, is the peninsula's most talked-about new table. More on it in Rubra at W Punta de Mita.

What it means for a stay this season

None of the three big projects is confirmed open for the 2026-27 season, so plan on the peninsula as it is today: quiet, low-density, built around the beach clubs, the two Jack Nicklaus golf courses and private villas. Construction is a fact of the next few years, and where a villa sits relative to it is a fair question to ask before you book.

When does Pendry Punta Mita open?

The March 2025 groundbreaking announcement said 2027, but Pendry's own page now gives 2028. Plan on 2028 unless the brand announces otherwise.
