The Club Punta Mita access fee
Since January 1, 2026 the Club charges a flat per-person fee once per rental stay of up to 30 days. It replaces the former per-person, per-day beach club minimum spend. It is USD 50 for adults and teenagers (13 and over) and USD 30 for children 5 to 12. Children under 5 pay nothing. IVA of 16% and a 15% service charge are added to the fee.
A few villas cover this fee for their guests. Most add it, so ask which applies before you compare totals. The guide to Punta Mita beach clubs explains what the access gives you.
A worked example, with no prices
Take a rate of 1,000 per night. IVA at 16%, state tax at about 5% and a service charge of 5% to 10% bring that to roughly 1,260 to 1,310 per night. A villa quoted at 1,100 with a 5% service charge can cost more than one at 1,000 with 10%, once you add everything up, and the Club fee comes on top of both. The exact base each tax applies to varies by property, which is why the written quote matters more than any rule of thumb.
How to compare two quotes
- Ask for the total for your dates and group size, with every tax and fee listed as its own line.
- Check minimum stay and holiday weeks, which change the nightly rate and often come with a longer minimum.
- Ask whether the Club access fee is included and for how many guests.
- Ask what the service charge covers and whether tips are separate.
- Confirm cancellation terms and the deposit schedule in writing.
Who this is not for
If you want a single all-inclusive price with no extras, ask each villa whether it can quote that way. Many cannot, because taxes and the Club fee are set separately.
Tell Costa your dates, group size and must-haves in the chat, and we will send the current collection that fits. Costa is a free introduction service, so the quote comes from the property itself.
Questions people ask
What taxes apply to a villa rental in Punta Mita?
Quotes commonly add 16% IVA (Mexican value added tax) and a state lodging tax of about 5%, plus a service charge set by the property. Ask for each line in writing.
Is the service charge a tip?
Not necessarily. Some properties describe it as an operational fee, not a gratuity. Ask what it covers and whether staff tips are separate.
What is the Club Punta Mita access fee?
A flat per-person fee charged once per rental stay of up to 30 days, effective January 1, 2026: USD 50 for adults and teenagers 13 and over, USD 30 for children 5 to 12, and nothing under 5. IVA of 16% and a 15% service charge are added to it.
Are taxes included in the nightly rate?
Usually not. Rates are most often quoted before taxes and service charge, so compare quotes on the total, not the nightly figure.
Who pays the Club access fee?
It depends on the villa. Some include it for the guest, others add it to the quote. Ask which.
