Mandarina: The Newest Ultra-Luxury Address on the Coast
The newest serious answer to "where is the next Punta Mita," built by the people who built Mayakoba.
What it is
Three ecosystems on one property: beachfront, jungle flatlands, and clifftop, developed by RLH Properties (the Mayakoba developer) with RSC. The One&Only brought Carao by Enrique Olvera, arguably the coast's most ambitious restaurant. The Rosewood added 134 all-suite accommodations, every one with a plunge pool, on Canalan Beach. Between them: the Mandarina Polo & Equestrian Club with forty-plus horses and weekend matches, tennis, the short course, and a beach club on water you can actually swim.
The residences
Two registers. One&Only Private Homes: 55 villas designed by Studio Rick Joy, about half sold, the lowest-density branded offering of its kind on this coast, with participation in the hotel's rental program. Rosewood Residences Mandarina: condominium residences, standalone villas, and estate homesites, with resales documented from about $10,700 per meter and pre-construction villas near $8,900. Club Mandarina membership extends to owners.
The honest read
Mandarina is the branded-residence thesis in its purest form: two world-class flags, institutional developer, finite inventory, and an arc that is still early, the highway improvements will cut the drive toward 35 minutes, and the surrounding texture is still arriving. Buyers here are buying the brands' fifty-year promise, and paying Punta Mita-adjacent prices for newer product. Renters: a stay at either hotel is the finest sales tour ever constructed, treat it accordingly.
