Litibu: The Value Door Into the Luxury Corridor

The short answer: Litibu sits forty minutes from the airport between Punta Mita and Sayulita: a master-planned stretch with a Greg Norman golf course, a soft-sand swimmable beach, the new Conrad resort, and residential pricing from about $3,800 to $4,800 per square meter, roughly half of Punta Mita next door. What it is

A government-master-planned development zone (FONATUR, the agency behind Cancun's planning) on a 1.2-mile crescent of genuinely swimmable beach, Playa Careyeros and Punta Negra, sheltered by the Sierra behind it. The Greg Norman 18-hole course threads through it. The Conrad opened with its pools and tennis; Iberostar anchors the other end; more hotel brands are committed. Underground utilities, planned roads: the bones of the next decade are already in the ground.

What it costs

Directionally: Litibu Bay Club, the gated 171-home community with beach and golf access, prices from about $1.4M, near $3,800 per meter. UAVI's beachfront residences between the Conrad and Iberostar run from roughly $4,800 per meter, $1M to $5M. Hillside and view products (IYARI, Nayama at Los Veneros) and land parcels from the mid $200Ks fill out the map. Next door, inside the Punta Mita gates, comparable product starts at nearly double per meter. That gap is the entire thesis.

The honest read

Litibu today is infrastructure ahead of atmosphere: the beach, the golf, and the hotels are world-class, the village texture is still arriving. Dinner means a short drive to Punta de Mita, Sayulita, or San Pancho, all within fifteen minutes. Buyers who need the town at their feet should look at Sayulita; buyers who recognize the pattern, branded hotels first, then the residences, then the prices, tend to move before the texture does.

Who it fits

Golfers, swimmers, and families who want Punta Mita's geography without its club math. Investors playing the corridor's appreciation arc. Surfers happy ten minutes from La Lancha.
