Who Owns Punta Mita? Resorts, Villas and the Bill Gates Question
The Bill Gates question
In December 2013, Cascade Investment, Bill Gates' private investment firm, agreed to buy the Four Seasons Resort Punta Mita from Strategic Hotels & Resorts for $200 million in cash, together with an adjacent 48-acre parcel of development land. The deal was reported from a US securities filing, and the resort stayed managed by Four Seasons. Gates and Prince Alwaleed bin Talal were also reported to hold a large stake in the Four Seasons company itself. I have not found a more recent ownership update, so treat this as the last reported position rather than a current statement.
What that does not mean
Buying one resort and a nearby parcel is not owning the peninsula. The golf courses, the beach clubs and the residential communities such as Kupuri, Porta Fortuna, TAU Residences and La Punta Estates each have their own structure. The St. Regis is a separate hotel.

Who owns the villas?
Villas are owned by private individuals and families, many of them international buyers who use the house part of the year and rent it the rest. That is why every villa differs in staffing, furniture, beach club access and house rules, and why it matters to book through someone who knows each house. Read how Punta Mita villa rentals work.
Does ownership change your stay?
For a guest, not much. What shapes your stay is the community, the villa's staff and the club access that comes with it. If you are comparing a hotel with a private house, see villa or resort in Punta Mita.
