Punta Mita vs Punta de Mita: What Is the Difference?
Punta Mita: the gated peninsula
Punta Mita is a gated resort peninsula of roughly 1,500 acres at the northwest tip of Banderas Bay, in Nayarit. Inside the gates are two Nicklaus golf courses, the Four Seasons and the St. Regis resorts, beach clubs and the residential communities where most private villas sit. Access is controlled, and the roads are quiet.
Punta de Mita: the village
Punta de Mita is the village outside the gates, built around El Anclote beach and Avenida El Anclote. It has everyday shops, casual beach tables, special-occasion restaurants and the boats that leave for the Marietas Islands and whale watching. It is the nearest thing to a town center. Our guide to whether there is a downtown in Punta Mita covers what you can walk to.

Why the two names get mixed up
Maps, hotels and booking sites use both spellings for the same stretch of coast, and some businesses in the village use “Punta Mita” in their name. The practical test is simple: if it has a gate, a golf course or a resort brand, it is Punta Mita. If it is a beach table, a taco stand or a boat tour departure, it is Punta de Mita.
Which one should you base yourself in?
Most guests who rent a villa stay inside the peninsula for privacy, beach clubs and a chef, and go out to the village for dinner and local life. Guests who want to walk to the village from the house look at Hacienda de Mita. Compare the communities in where to stay in Punta Mita by community.
The village is a short ride from the gates, by golf cart, driver or car. See golf carts in Punta Mita for how that works.
