Villas Near the Punta Burros Surf Break

Costa · Local guide to the Mexican Pacific coast · Updated October 2026
Punta Burros is on the Punta Mita coast of Banderas Bay, and villas inside Punta Mita's gated communities and nearby on the Nayarit coast are a short drive from it. Costa can tell you which villas best suit the surf you want, because the closest villa is not always the most convenient for the waves.

Where Punta Burros is

Surf guides place Punta Burros on the Punta Mita side of Banderas Bay. The Riviera Nayarit tourism site puts it near the Palladium Vallarta resort, south of Punta Mita, and describes it as easy to reach and popular. The Surf Atlas describes a forest walk. Whatever the exact route, plan on a short drive and a short walk from a villa.

The break itself is a right-hand reef wedge for intermediate to advanced surfers. Our full Punta Burros guide covers swell, tide, hazards and etiquette.

What makes a villa good for surfers

FeatureWhy it matters
Short drive to the breaksEarly sessions before wind and crowd
Board storage and a rinse areaReef and urchin zones demand careful gear care
Early chef breakfastSurfers are up at dawn
A driver or golf cartMove between La Lancha, Anclote and Burros
Pool and shadeRecovery after a session in strong sun
Sleep quality and blackout roomsEarly starts and late dinners

If Burros is not working

Punta Mita has other breaks close by. La Lancha is described as friendly to all levels, El Anclote and Stinky's are the beginner waves, and La Bahia and El Faro are boat or long-approach rewards for stronger surfers. A base that makes all of these easy is worth more than a villa that is simply nearest Burros.

Seasons for a surf villa

Winter tends to bring cleaner, smaller waves, and summer brings bigger southerly swell. Wavetribe's seasonal table shows water around 23 degrees Celsius in winter and 28 in summer, so a springsuit may be useful in winter and boardshorts the rest of the year.

Who this is not for

If you want to surf out the front door of your villa, Punta Mita's reef coast is not that kind of destination, and no honest source suggests otherwise. If a sand-bottom beach break and a surf-town scene matter most, look at Sayulita.
