Pricing historically sat below Sayulita and has been closing the gap as new construction arrives, which is the appreciation story in one sentence.

Buyers who loved Sayulita ten years ago. Families planting deeper roots. Owners who want the surf-town coast with dinner-party quiet. It pairs naturally with a rent-it-less, live-it-more plan: the rental engine here is gentler than Sayulita's, which is precisely the point.

Same coast, same rules: confirm clean converted title, especially on edges and hillsides; an independent attorney; and walk the street in high season once, although high season in San Pancho is a Tuesday in Sayulita.
