Inside the gates: the established tier

Las Terrazas, Hacienda de Mita, Las Marietas, and their neighbors are the proven communities: mature landscaping, strong rental histories, beach club proximity. Directionally, mid-2025 comparison data put Las Terrazas around $7,000 per meter and Hacienda de Mita near $9,700. These are the workhorses of Punta Mita ownership: lock-and-leave, rent-when-away, established HOA machinery.

Inside the gates: the new wave

Recent releases brought beachfront pre-construction in the $7,800 to $13,000+ per meter range, and branded product (the Montage residences among them) at the peninsula's top prices. Pre-construction here follows the same logic as everywhere: developer track record is the diligence point, staged payments are the norm, and the brand premium is real on resale.

Outside the gates: the smart compromise

Punta de Mita, El Anclote, and the Litibu corridor offer ocean-view and near-beach condos at a fraction of inside-the-gates pricing, with the surf, the restaurants, and the same drive to the airport. You trade the beach clubs and the single-gate security for value; for many buyers, especially surf-first ones, that trade is the right one. Litibu's newer communities start around $1.4M for homes and meaningfully less for condos, against $3,800 to $4,800 per meter.

What drives price inside this market

Beach club proximity, ocean line of sight, community age, and rental performance. A condo that books forty weeks a year at Punta Mita rates is a different financial animal from an identical floor plan that does not; ask for real rental histories, not projections.

The carrying cost reminder

Club membership (reportedly around $150K refundable deposit plus $18K yearly, confirm with the Club directly), HOA, and management stack on top of the purchase. All-in ownership on a substantial condo commonly passes $30,000 a year, materially offset if you rent.
