First, the naming detail that instantly tells locals whether you know the place: Punta Mita is the gated resort peninsula itself. Punta de Mita is the area outside the gates, including El Anclote village with its beachfront restaurants and surf schools. Inside the gates, amenities belong to members, residents, and their guests, which includes vacation renters staying inside.

What you are actually buying

Not just a property: an address inside one of Latin America's most complete resort communities. Two Nicklaus Signature courses (Pacifico, with the famous Tail of the Whale island green, and Bahia). A collection of beach clubs: Kupuri, the grandest; the Residents' Beach Club; Pacifico; Sufi Ocean Club; Sea Breeze at the St. Regis. Whales calving in the bay December through March, visible from terraces. The Marietas Islands national park fifteen minutes by boat. Real surf at La Lancha and El Anclote, and the newer Surf Residences inside the gates made surf-at-your-address a sellable amenity. Single-entrance security for the entire peninsula.

The communities and the money

Around twenty communities, each with its own character: Kupuri Estates, Lagos del Mar, Porta Fortuna, Las Vistas, El Encanto, Ranchos, Hacienda de Mita, Las Terrazas, La Punta Estates, and more. Directionally, from mid-2025 developer comparison data: established condo communities run from about $7,000 per meter (Las Terrazas) to $9,700 (Hacienda de Mita) and beyond $10,000 for newer or beachfront product. Pre-construction beachfront has been released into the high $7,000s to $13,000+ range, and branded residences (Montage arriving, alongside the Four Seasons and St. Regis ecosystems) price at the top. Villas run from a few million dollars to documented resales past $16M.

The carrying cost, honestly

This is the part to model before falling in love. Club Punta Mita membership figures published by area brokers indicate roughly a $150,000 one-time refundable deposit and around $18,000 a year in dues, with tiers governing golf and beach club access. Confirm exact current figures directly with the Club in writing, they are broker-published, not official. Add HOA, insurance, and management, and a realistic all-in for a substantial condo runs $30,000 a year and up. Owners who rent offset much of this: Punta Mita commands some of the strongest villa rental rates in Mexico.
