Costalegre: The Quiet Far Coast

The short answer: Costalegre is 200 kilometers of deliberately undeveloped Pacific coastline south of Banderas Bay: Careyes' legendary art-world villas, the Cuixmala biosphere estate, Four Seasons Tamarindo with residences from $8.95M, and the new $1B Xala project bringing Six Senses. Two to four hours by road, 25 minutes by air shuttle, and intentionally scarce: a handful of landowners keep it that way. This is legacy property, illiquid and magnificent.

The coast beyond the coast, for a specific kind of buyer.

What makes it different

Scarcity by design. Six to eight major landowners hold thousand-hectare parcels under low-density master plans, with conservation woven in: the Chamela-Cuixmala biosphere, turtle sanctuaries, the Four Seasons developing just 3 percent of its 3,000-acre reserve. Nothing here is accidental, including the absence of crowds.

The addresses

Careyes: founded 1968, the Mediterranean-meets-Pacific villa colony that became an art-world legend, around forty luxury homes, casitas, and a social calendar built on polo and bohemian glamour. Cuixmala: the Goldsmith estate turned ultra-exclusive retreat inside its own biosphere. Four Seasons Tamarindo: open since 2022, now selling 25 villas and estates from $8.95M, clifftop and beachfront enclaves over Tenacatita Bay. Xala: the $1B project with Six Senses arriving, beachfront estate lots and branded residences on three thousand acres with serious conservation commitments. Plus Las Alamandas, Isla Navidad's marina and golf, and announced projects including a Cheval Blanc.

The access truth

By road, two to four hours from Puerto Vallarta depending on the stretch. The Chalacatepec airport near Xala is built, with a runway sized for commercial jets and a 25-minute shuttle hop from PVR; as scheduled service develops, the access equation, and pricing, will change. Buyers today are early to that change.

The honest read

This is not an investment market in the conventional sense: transaction data is scarce, marketing skews glossy, and exits take patience. It is a legacy market: families buying decades, privacy that cannot be reproduced, and entry tickets that start where other markets end. Rent a week at Careyes or the Four Seasons before any conversation gets serious; the coast will tell you itself whether you are its kind of buyer.
