The short answer: Puerto Vallarta is a buyer's market right now. Inventory has grown sharply, properties sit longer, and sellers are closing around 5 percent below asking. The median condo runs about $3,800 USD per square meter as of late 2025, with everything from $1,000 per meter in local neighborhoods to $10,000 and up for luxury beachfront. For a buyer with ready money, the leverage is the best it has been in years.

The market, plainly

After years of pandemic-era appreciation, supply caught up. Inventory in 2025 ran 54 to 105 percent above the prior year depending on segment, and average days on market stretched to around nine months. Prices have not crashed; the picture is mixed by segment. Mid-market condos have softened a few percent since 2024 while luxury beachfront kept appreciating, up over 20 percent in the past year. Translation: ordinary inventory negotiates, exceptional inventory still commands.

That mix is normal for a maturing market, and two catalysts sit on the calendar: Mexico's central bank has been cutting rates steadily, and the airport's new Terminal 2 opens in 2027, doubling passenger capacity. Markets like this one historically tighten when access expands.

What money buys here

Directionally, from recent MLS data: the median condo trades in the low-to-mid $400Ks, the median house near the low $300Ks, and the spectrum is wide. In Versalles, an emerging foodie neighborhood, your money goes furthest. In Zona Romantica you pay for walkability and the strongest short-term rental engine in the bay. On the Conchas Chinas hillside you are in proper view-villa territory at a premium. True beachfront luxury reaches $10,000 per meter and beyond.

Who PV is right for

Be honest with yourself here, it saves months. PV is the right answer if you want walkable urban life, restaurants and culture at the door, rental demand that runs year-round, and city services (hospitals, schools, the airport itself) within minutes. It is the wrong answer if what you are actually picturing is gated quiet, a swimmable private beach, golf at the door, or resort-grade privacy. That picture lives 30 to 45 minutes north, in Punta Mita, Litibu, and the Riviera Nayarit corridor, and it prices differently. I wrote a separate honest comparison of the two.

Negotiate. The data says sellers are accepting around 95 percent of asking and motivated ones go further. Get a current read on the specific building or street, because this market rewards specificity: two towers a block apart are having two different years.
